By statute effective July 1, 2011, in order to contest the valuation of property before the Value Adjustment Board, you must pay all of the non-ad valorem assessments and make a partial payment of at least 75 % of the ad valorem taxes levied against the property (i.e. less any applicable discount under F.S. 197.162) before the taxes become delinquent on April 1st. Failure to timely make any such payments will result in the denial or rejection of the taxpayer’s petition by the Board. And this provision applies even if a Finding has been made in favor of an appeal, but the VAB has not yet certified the changes in order to enable the Tax Collector to send out new tax bills.

Please pay your real estate taxes.  Then Florida voters also should ask who sponsored and co-sponsored the bill which led to this change in statutes. For some taxpayers in some jurisdictions are not affected by this change; in fact some taxpayers in the same jurisdiction will not be affected by this change – which creates a new disparity in the tax scheme. That disparity does not seem like equal protection.
