Due Diligence Details
Most of us think about surveys, title searches including a look for any tax liens, phase I environmental inspections, inspections of improvements, and review of operating statements, estoppel letters, etc.
But, do you look for code enforcement violations and potential liens? It can be costly to find permits were not pulled for certain upgrades to a property, then to face fines and the costs to undo or redo any work that requires a permit.
On the positive side, it’s good to look for things like surge protectors, HVAC cages, and digital thermostats. Those inexpensive upgrades to properties can result in significant savings.
